Pelican Bay Market Perspective: 

With 25 sales reported for the month of June, year-over-year sales for the month were down 11% from 28 sales posted in June of 2024. Longer-term trends show an uptick, with year-to-date sales through the second quarter posting a 9% increase over the same period last year, from 182 to 199. Categories posting notable year-to-date increases over 2024 were Bay Colony villas, single-family homes, and mid/high-rise units. Increases were also posted for Pelican Bay single-family homes and villas. Decreases were posted for the Pelican Bay condominium categories.

As of June 30th, 201 units were on the market, up 16% from the same date last year but down 23% since January. Although it's typical that inventory is lower in the summer months; this recent rate of decline is notable and nearly double the rate posted for the same period in 2024. Months of supply as of June 30th was 8.8 months, down from 11.4 months in January. With 6 to 12 months of supply generally considered balanced in Southwest Florida, from January to June, this market moved from near buyers’ market territory back to the center of the range of balance.

For Sellers:
Year-to-date sales are up 9% over last year—indicating healthy demand in several key market segments and positive momentum for properties that are well presented and priced with the market.

For Buyers:
Although there’s a good selection of homes on the market, inventory has tightened. Know how to recognize a properly positioned home and be prepared to act if you are interested—properly priced homes are selling.
